Assess your needs

It is easy when you are looking at homes to fall in love with certain features but it may not be the best home for your family. Before you even start looking make two lists, one describing your dream home, and the other the features that are an absolutely necessary for you.


Seek out a mortgage Lender
You need to get pre-approved or pre-qualified for a loan for your new home. A person that is pre-approved has more control with the buyer when it comes to making an offer then someone who is just pre-qualified. Find out about the neighborhood
The type of neighborhood that you move into is almost as important as the house. Some things to consider: the time is takes to drive to work, if there are parks or pools near buy, and finally the schools in the area. Your agent can be very helpful in assisting you with this. It is also smart to make a list with the absolute necessities and also a wish list for your neighborhood.


Make an offer

Everything, absolutely everything needs to be down in writing. When completing your contract remember that once it is accepted it is probably too late to change it. Some examples of things to include are: a legal description of the property, financing agreements, and the amount of the deposit.


Hire an Inspector

It is a very good idea to hire an inspector. An inspector checks the safety of the home and mainly looks at the structure and items like the water heater, plumbing, and the electrical system.

 

 


Negotiate price

Almost everything is negotiable when it comes to buying a house. Some things that you will want to consider are: closing costs, whether or not appliances are staying, and repairs that need to be completed. Keep in mind that you might not get things exactly how you want them; both the buyer and the seller have to agree.


Prepare for closing
As you are preparing for the big day you need to make sure that all of the documents needed for the closure are going to be available. Having your agent assist you with this can save you time and money.
